Sampson Development & Construction Partners provides a wide array of services to our clients and has extensive experience with projects that span across most market segments.

 

Construction-related services are available within each group to best assist the needs of clients. These include:

General/Master Contracting

 

First and foremost, SDCP is a General Contractor assuming direct responsibility for all construction phase activities. SDCP’s own workforce often performs key portions of the work.  These contracts frequently include a guaranteed maximum price.

 

Construction Manager @ Risk (CMAR)

 

When serving as a Construction Manager and General Contractor, SDCP provides Design Phase Project Management services including Estimating, Scheduling and Value Engineering. 

 

The CM at-risk delivery method is an alternative procurement process similar to long-standing private sector construction contracting. It allows the client to choose the CM before the design stage is complete. The CM is chosen based on qualifications, and then the entire operation is centralized under a single contract. The architect and CM work together in order to cultivate and assay the design. Then, the CM gives the client a guaranteed maximum price, and coordinates all subcontract work. Cost savings can be realized in a number of ways. By hiring the CM during the design phase, early coordination is possible, which can increase the speed of the project and strengthen coordination between the AE and the CM. Since the client hires the construction manager based on qualifications, it ensures a construction manager with a strong allegiance to the client, because their business relies on references and repeat work. Finally, transparency is enhanced, because all costs and fees are in the open, which diminishes adversarial relationships between components working on the project, while at the same time eliminating bid shopping.

 

Contractor Manager at Risk services include…

Design/Build

 

Design-Build is a process that provides a single point of responsibility for the design and construction for each project.  Instead of design and construction working separately, SDCP selects and architect/engineer for a specific project, places them under contract to SDCP, and adds them to the design-build team.  With the Owner, SDCP designs and constructs the project to meet the Owner’s specific needs.

Construction Management

 

This process is referred to as Construction Management. A multiple-project program usually requires an expanded scope of Construction Management services, which is commonly referred to as Program Management.

 

Program Management services provided by SDCP focus on managing the planning, design and construction of a building program involving multiple projects and multiple phases on either a single campus setting or on multiple sites.

 

As the Construction Manager or Program Manager, Sampson is responsible for the overall project, including awarding contracts, procuring materials, monitoring cost and schedule, and managing the necessary reporting and communications.

 

To address the requirements of Construction and Program Management, SDCP may provide the following services, which are always tailored to meet each owner’s individual needs…
